Project Overview: JHN Builders was retained as the prime General Contractor to direct a comprehensive 10,000-square-foot commercial facility expansion for a historic  roasting plant in downtown Jacksonville, Florida. This complex structural project required adapting heavy industrial infrastructure to rigid coastal building codes while ensuring zero operational downtime for the active production facility.​​​

Core Project Details & Execution

  • Structural Architecture: Implemented advanced, commercial-grade CBS (Concrete Block Structure) construction reinforced with structural steel framing. The 10,000-square-foot footprint was engineered specifically to handle heavy machinery vibrations and continuous industrial workflows.

  • Industrial Coastal Engineering: Because of the facility's proximity to the St. Johns River, the structural envelope was designed with specialized salt-air mitigation barriers and built to withstand 140-150 mph wind load requirements under the stringent Florida Building Code.

  • Civil & Foundation Work: Executed a precision deep-foundation concrete slab pour, meticulously engineered to support massive dead-weight loads. The civil phase included seamlessly tying the new building's drainage, logistics staging lanes, and utility infrastructure into the existing downtown municipal grid.

  • Project Management & Compliance: Managed rigorous industrial zoning regulations, downtown Jacksonville permitting pathways, and strict environmental safety compliance standards. The project was delivered on time and within budget, minimizing any logistical impact on surrounding downtown commercial traffic.
